Specificity is absolutely the key. If your product isn’t solving a specific problem, few people will buy. If they do, it likely won’t meet their needs anyway, which only serves to burn the bridge.

For the footnote, I actually have it in my draft post. So every time I will open that draft and copy and paste it onto my posts.
I put all the CTAs at the end of the post so that I do not disrupt the reading experience of my subscribers.
